Northside Rental

What a great project! The owners of this house are away for a few years and needed to get the house "rental ready". We gave it a fresh coat of paint, refinished the floors, and with a few minor repairs got it on the market. Here are the before and afters as well as what the owners had to say about this job....

Here's what the homeowners had to say:

You can't possibly know the depth of our gratitude. I've raved about you so much, even my dad in Washington State asks what you are working on this week, and wistfully wishes you did work out where he lives. We both feel so deeply blessed to have you working on our home. Your communication, dependability, honesty and care highly commend you. I really feel that you care about our home as much as we do. That's so rare, in our experience. If you ever need a recommendation, please do not hesitate to ask, because we will wax eloquently in our adoration!

Thank you for being so AWESOME!

Rental Property near University of Richmond

I recently did a turnover for a rental property in the West End. Shown here are the before and after shots of the walls/trim, attic hatch, and bathroom. Many rental properties opt for white ceilings, walls, and trim. I think it makes such a difference to do white trim with antique white walls. The contrast highlights the trim and adds depth. You get the warmth of a personalized home while still maintaining a neutral palette with wide appeal.

Carytown Front Porch

This is a great example of how a little change - painting the porch ceiling - can make a big difference. The ceiling was sanded, gaps were caulked, and painted Dancing Green - the perfect color for this beachy cottage house in Carytown.

Testimonial:

Kim Litkenhaus with HAUS WORK has provided unparalleled service on each of her (many) jobs she has completed for me. I am not blessed with either a handy or artistic gene so having Kim around has helped me make my ideas into realities. I can give Kim a small idea and she formulates that idea into a project that she completes in a timely manner and always comes out 100 times better than I could have ever hoped. Whenever I get the itch to make a home improvement, from patching a hole, to painting the house, to remodeling the bathroom, Kim is my first call and she is there until the project is complete; I would recommend Kim to anyone needing Haus Work.

McCloskys

The McCloskys wanted to sell their house and retire to Florida, however the house was a bit dated - covered in rosebud wallpaper with mauve, green, and blue trim throughout the house. Their first quote was from a company who said they needed to remove all the wallpaper and repaint for the cost of $13,000. For barely a third of that cost, I knew I could make the house look brand new by painting over the wallpaper, mudding when necessary. We did a test room and they hired me for the remainder of the house. Two weeks later, the house looks phenomenal! It looks modern and bright - ready to sell!

Glorias House

Gloria had a dark outdated kitchen. I knocked out some spindles to open up the area and and gave it a bright makeover. The cabinets and dark wood trim were painted white and I added a calming green backsplash. New knobs on the cabinets added a finishing touch.
